Kitchen: Fully equipped fitted kitchen (installed 2013) with modern appliances, including an induction hob with high-voltage connection (new in 2020), oven, refrigerator, separate freezer (4 compartments) and dishwasher (new in 2023).

Heating system: Individual gas central heating from 1992, serviced annually and fitted with a new expansion vessel in 2025. The system is in working order and was last assessed as operational by the heating engineer. As the apartment is not yet within Enercity's district-heating supply area until 2035, changing the heating system would be flexible and straightforward if desired. In areas already connected to district heating, this would not readily be permitted. In the longer term, however, district heating will eventually become available here as well after 2035.

Electrics & walls: Three-wire wiring with a separate fuse per room. The walls are largely finished with high-quality textured plaster. The apartment's entrance door was refurbished and painted in 2024.

Future-proof media infrastructure: Fast cable internet (up to 1,000 Mbit/s possible) as well as structured network cabling installed in 2013 (Gigabit LAN sockets and cable connections in all living rooms). The homeowners' association also plans a free fibre-optic building connection. From there, cables can easily be routed into the apartment via disused chimney shafts.

Building & Homeowners' Association (HOA)

The building is in a well-maintained and soundly managed condition. The street-side façade is under ensemble protection (heritage conservation) and reflects the historic charm of the neighbourhood. The rear façade (facing the railway embankment) has already been fitted with modern thermal insulation.

The homeowners' association is well organized and soundly managed; the maintenance reserve is adequately funded. No major refurbishments are currently pending. The association only plans preventive measures such as relocating the rear gutters to the outside (currently within the insulation), an optional repainting of the rear façade and, if necessary, replacing the front door. This unit's co-ownership share is 1,091.90/10,000.

Location

The apartment enjoys a convenient location directly on Bischofsholer Damm in the Südstadt-Bult district. Directly opposite is the campus of the University of Veterinary Medicine Hannover (TiHo).

The nearest tram stop (Braunschweiger Platz) is a 3-minute walk away, served by lines 4, 5, 6 & 11. This usually puts the city centre and the main station within less than 10 minutes.

By car, you reach the Messeschnellweg expressway in 3 minutes. The exhibition grounds are less than 10 minutes away, as is the A7 motorway.

A bakery, a dry cleaner and the large shopping centre with Edeka, Lidl, dm, a DIY store, etc. are just a few minutes away on foot or by bike/car.
